In November of 2020, The City of Bonita Springs adopted the Form-Based Code (FBC) for the Downtown District. At that time, it was explained that the code represented a significant shift in how to develop Downtown and that if/when needed, staff would periodically bring back amendments for clarification purposes. The amendments contained herein represent some of the “glitches” that have been found in the FBC and other sections of the Land Development Code related to the FBC and Downtown District.

These are the proposed LDC amendments that are designed to accompany and effectuate the Comprehensive Plan amendments for the Old 41 Redevelopment Area (aka Downtown District). At the direction of City Council, Staff has worked closely over the past year with Duany Plater-Zyberk (DPZ CoDesign) on the changes proposed. The amendments went before the Local Planning Agency for review and consideration on October 8, 2020, and a recommendation of approval (4-0) was provided. The first reading in front of City Council took place on October 7, 2020, where a unanimous motion was passed to move the item to second reading. On November 4, 2020, City Council voted to approve the code revisions.
